Club Street Properties Pte. Ltd: Javelin Wealth Management Pte. Ltd. created a Singapore registered company to effect the purchase of a freehold shophouse in Singapore’s Amoy Street in October 2006. Javelin organised the financing and equity capital raising for the purchase which cost approximately S$5m. The current market value of the property is approximately $10m.
Amoy Financial Centre Pte. Ltd.: Javelin Wealth Management Pte. Ltd. created a Singapore registered company to effect the purchase of two freehold shophouses in Singapore’s Amoy Street in December 2006. Javelin organised the financing and equity capital raising for the purchase which cost approximately S$10.5m. The current market value of the property is approximately S$20m.
Templeview Pte. Ltd.: Javelin Wealth Management Pte. Ltd. created a Singapore registered company to effect the purchase of a freehold shophouse in Singapore’s Amoy Street in December 2007. Javelin organised the financing and equity capital raising for the purchase which cost approximately S$6m.
Historic Properties Pte. Ltd.: Javelin Wealth Management Pte. Ltd. created a Singapore registered company to effect the purchase of a row of 13 leasehold shophouses in Singapore’s Murray Street in July 2007. Javelin organised the financing and equity capital raising for the purchase which cost approximately S$21m. Javelin Organised the sale of these properties to a third party buyer for $50.1m in November 2007, for an annualized pre-tax return to our investors of 331%.
We continue to look for other private equity deals – not just in the property sector – which may appeal to our existing investors that have expressed an interest and for whom such deals may be appropriate. In most cases, Javelin’s partners are co-investors.
